Vancouver has the oldest and most interesting housing stock we work on. Character homes through Kitsilano, Mount Pleasant and the East Side often still have original wood-framed windows, divided lights and single-pane glass, and those need a gentler hand than a modern vinyl unit — too much water in the wrong place is a real problem when the frame is eighty years old and painted.
West of Granville, the picture changes again. Dunbar, Point Grey, Kerrisdale and Shaughnessy have larger homes with more glass, heavy mature tree cover, and the moss and organic film that comes with it. North-facing elevations under big maples grow a green haze that most people mistake for dirty glass when it's actually algae.

Original wood sashes, putty glazing and divided lights need lower pressure and careful water control. We adjust the method to the window rather than the other way round.

Older Vancouver blocks are tight. We'll work around permit-only parking and lane access; it just helps to know in advance.
