Burnaby packs a lot of different housing into not much space. Post-war bungalows in the Heights and Capitol Hill, big-lot homes around Deer Lake, and a fast-growing ring of townhomes and low-rise around Brentwood, Metrotown and Edmonds — each of which is a different job to price.
Two things about Burnaby stand out for glass. The city has serious elevation change, so hillside homes on Capitol Hill and Burnaby Mountain often have far more storeys on one side than the other. And the mature tree cover through Deer Lake, Buckingham Heights and the Heights means gutters and shaded north-facing windows both need more attention than you'd expect.

Capitol Hill and the slopes toward Burnaby Mountain mean the downhill face of a house can be a full storey or two taller than the front. It changes access and it changes the quote.
